The slope of the mountains presents some interesting real estate problems that potential real estate buyres shoulk be aware of (a good agent will help in thses regards). The knowledge of the age of the home and the space it was built on are critical in securing a good investment. The building codes have become increasingly rigid and the newer homes or one currently under construction generally don't have much problems, but homes more than 20 years old may have footers or supports that were not seated in solid ground. When creating a house site, dirt is often carved out of the mountain side and pushed off the edge. This "fill" needs to settle for several years before it is structurally sound enough to put building weight on. It is possible to build over fill dirt, but the footers must go through the fill into "native" ground. Older structures may not have followed this practice and as a result settling may have occured. Mostly visable on decks, this problem is correctable for the most part, and can be visually more of a problem than structurally. A home inspection can identify the problem and often suggest corrective measures.

Other issues that moutain real estate offten incounters are septic and well concerns. The older the home the harder it is to find good records of the well and septic that was installed at building. Both well and septic systems can be evaluted by respective businesses as to the size or depth and the condition of the installs. Both septic and wells can go for long periods of time without any problems, but like most mechanical items do better if they run occasionally rather than not.

One element of owning a pices of the mountains is to know were your property line are. Often a home that has a view one year may not the next. Tree grow and sometime grow into the view. It important to know if the trees that will be or that are blocking a view are on your property so that you can keep the view that you have. Occassionally you will find a easment for cutting trees on a neighboring piece of prpoerty for this purpose, but it best not to assume that the easment exists. A review of the properties deed will answer that question.
